• High LTV: A 90% mortgage was required, while most lenders can only offer 80%  mortgage.

• Overseas Gift: The 10% deposit was gifted by parents living abroad, which involves complicated AML checks that we will advise on.

• Limited Credit History: Having only lived in the UK for 12 months, it meant a “thin” credit file and a lower credit score.

After rigorous research and consultations with various Specialists Lenders’ Business Development Managers (BDMs), we successfully found a lender who is willing to lend to a Skilled Worker Visa holder and accepts someone who has lived in the UK for only a year.

By utilizing our access to these niche products, we secured a 2-year fixed-rate mortgage at 90% LTV.
